Saint-maximin’s recovery time is unknown, but the impact the virus has had on newcastle’s best player has shocked bruce and the club’s medical staff, and serves as a warning to all those who think there is nothing to fear from covid if you are fit and healthy. The winger is expected to make a full recovery but is still unable to train because of fatigue issues.

Five weeks after my early 30s crisis of why, what, how and where my life was going, I hit the road and drove from melbourne to darwin, boat-hitched to indonesia, island hopped to malaysia, hitched from kuala lumpar to bangkok, then bangkok to koh samui, then to phuket to boat-hitch to south africa where it took two years hitching from cape town to jerusalem.

Traversing 47,000 km without flying, through 21 countries, 27 islands, hitched 233 rides from scooters to long-haul trucks, boats and even a train. Every stereotype and many personal walls crumbled down to continue the path, crossing it around this amazing global village called earth, full of nothing but amazing human beings, slightly blinded by societal demands that, really, when you step out and observe society, you realise how warped and lead astray we all are.

How does one travel with no money? You barter. Here are 9 ways to utilise your skills – your full potential – and experience a stress-free lifestyle, without the limiting bits of paper with numbers on them.

1. Try hitchhiking

Each country has its own style of hitchhiking and its laws. For instance, in asia, a thumbs up with a sign will get you further than without one. In africa, the thumbs up will be returned with a thumbs up from the passing driver who smiles as he doesn’t realise you’re asking for a ride, leaving you to inhale his dust. The windmill works wonders: flapping your arm up and down.

I’m a restless individual so I’d always walk until a ride picked me up. But only where it was safe. When hitching, you must take into account a safe place not only for you, but also for the driver to be able to pull over safely. Drivers expect payment, so be honest and direct that you’re not using money. Sure, some will drive off laughing, but most are curious and want to know more.

This is where you sharpen your people reading skills. Get a vibe of the driver and the car. If there’s any doubt, for whatever reason, politely thank them and step away, wishing them well. Use excuses such as, “my friend\partner\relative is coming just now.” always entertain the driver with stories or philosophy. Best to avoid topics of religion and politics. Use the time in the ride to learn what you can about the culture and traditions and some phrases in the language used. You’ll get a lot more respect by being knowledgeable about the country you’re hitching through. If you can make the driver laugh, it builds trust and laughing is as good as breaking bread. And even if a driver says he’ll only take you to the next town, if you have a great connection, they’ll usually take you all the way.

2. And boat hitchhiking too

To cross bodies of water, there are dedicated websites to hitching rides on boats like crew seekers, crewbay and cruisers forum. You can read captains’ and boat owners’ ads or place your own. The sites are free. When meeting the captain and crew, always ask for their experience. You don’t want to be crossing the indian ocean in cyclone season with a first timer (I crossed with a captain who sailed out of his mother’s womb and took us directly into cyclone season). Always remember to respect the boat and the captain’s ways. It’s his home, you’re the guest. On some boats the captain will cover all costs, some are shared costs which should never exceed $10-15 USD a day which includes food, petrol and marina fees.

Be prepared that even if the captain predicts a passage of one week, it can turn to two or three as the weather does what it wants, when it wants.

3. Be an entertainer

One volunteer gig I snagged was in mossel bay, south africa. My job description? Socialise, get the guests to drink, play pool or jenga, light the fire and jam some music around it and guide them around mossel bay if they wanted. Basically, all I had to do was be me. And in return? Food, bed and life-long friends with an open invitation to return whenever for a full-time job.

4. Make connections (and graft)

In namibia, I ended up at the caprivi houseboat safari lodge for a month of maintenance, entertaining and river guiding. I was rewarded with a 3-day houseboat safari tour on the zambezi river. This gig was connected via some amazing people I met in swakopmund who I connected with via a woman I met in thailand. These awesome people then connected me to the folks at the houseboat safari lodge. They in turn, connected me to a lodge in zambia that had me for three weeks doing pretty much the same.

It’s all about connections and the impression you leave behind.

5. Trade your skills

In order to barter for experiences like white water rafting, bungee jumping and ascending mt kenya, I traded the skills I had, that most suited the companies I approached. Mainly, writing up promotional articles that appeared on my website and with the good fortune to have landed a guest blog spot with africa geographic magazine (15 million readership). I also offered photos with ongoing promotions during interviews or when people ask for tips. These connections were conducted mainly via email, chance meetings at bars with owners and managers, and via connections made where people would recommend a friend’s company or a service I might find up my alley.

If you can play a musical instrument (that you can travel with) then use music as your currency. It’s rare that people will decline a musical gig and all they have to give you in return is a plate of food and a safe place to sleep, either a room or somewhere to pitch a tent. Music has saved my arse from rainy downpours on more than one occasion. And often, I’d find myself jamming tunes in a truck or car in order to give back.

6. Embrace cultural interactions

I approached every encounter with someone as a sign. I’m meeting this person for a reason, whatever that may be. You are in prime position to learn all you can from various people of various backgrounds. Don’t be shy to ask about cultural norms, why things are practised like this or that, how to say phrases that will help you along the way, what’s good to see that tourists wouldn’t know about.

7. Eat all the food

Don’t be the traveller that travels to out-of-your-comfort zone places to eat a burger or pizza. Embrace local cuisine. Odds are that it’ll be healthier for you, organic and unprocessed. And it’s a great way for your taste buds to get a feel for the world. Even the weird stuff like insects and hot sauces that you’ll feel the morning after. Try things once. Even if you don’t like it, it’s great entertainment value for those you’re interacting with. And comedy breaks many barriers. Especially when it’s at your expense. So, don’t be shy on getting embarrassed. Embrace it! You are on the world stage and the curtain is up so let go of all boundaries.

8. Learn the language

Learn the basics. The most important phrases to learn are salutations as that’ll earn you respect and opens many doors. ‘hello, how are you? Please, thank you’ and ‘goodbye’ are the very first phrases I’d learn in each new place. And remember, some countries have various dialects so it’s good to know if you’re in new tribal lands that speak something completely different to what you’ve just learned.

9. Embrace unusual accommodation

Although, the last thing you want to do is be in a police station in foreign lands, I utilised the law and order services of each country. If I didn’t score a gig for a bed or wasn’t offered to be hosted by locals, I’d simply pop into the local police station, speak with the chief and, a few questions later, would be granted either an office to sleep in or a safe place to pitch a tent.

Property investing with no money

In this blog, I'm going to show you how you can invest in property with no money. Very often, I get asked by people, "how can you invest in property with no money?" well, I’ll discuss some of the realities with you here, and then I’ll share some of the creative financing strategies you can use so you can invest in property with no money.

So first of all, when you buy an investment property, you typically get a 75% buy-to-let mortgage and then you get a 25% deposit to put into the property. Now, this is where most people struggle. They realise that with the resources they have, at some point, they're going to run out of deposit money. You might be at a point where you have no money to start with and you think, "how on earth am I going to invest?” let me let you into a couple of secrets here.

Finding a good deal and doing a joint venture

Whilst some money is usually required for most property investment purchases, it doesn't have to be your money. There are a couple of ways of you funding deals using none of your own money. First of all, let's say you find a good investment point. Now it does need to be a good deal. It won’t be something that's available for sale on rightmove; it’ll need to be a really good deal. What we mean by that is maybe it's at a discount, maybe there's a really good cash flow or maybe there’s a great return on investment. It needs to be something that will be attractive to someone who's got the money and then they might be prepared to invest with you on what we call a joint venture. So you educate yourself to find out what's a good deal and you get out and you find it. At the same time, you're looking for people who might have the money, but don't have the time, the knowledge or the inclination to do it themselves. You find the deal, they put the money in and you have a joint venture. You share the cash flow and you share equity growth on the property. It's a great way to get going.

Asking the right questions and raising private funds

The problem is, this can be quite expensive. If you think about it, if you own this property for a number of years and you give it away for maybe half the profit, this can cost a lot of money. A more cost effective way is finding someone who would just lend you the money, and they get a return for their money. Very often when we talk about this, people think, "oh, I don't like the idea of asking other people for money," and you should never do that. Instead of going to someone, what might feel like capping hands and asking "oh, can I have some money to invest?” you should go to them and say, "I'm looking for someone who wants to share some of my profit. I've got some great property deals, I'm looking for somebody who wants to make more on their money than they'd make in the bank.” I'm summarising here for you, but that's the essence of how you raise private funds.

Purchase lease options and vendor finance

There are also other ways of investing, using very little of your own money. For example, there is a strategy called purchase lease options. This where you control a property, you don't actually buy it, but you get the cash flow and equity for growth from a property you don't even own. How can you do that? Well fundamentally, what it means is, a person wants to sell their property because they don't want the hassle anymore and you take the property on but it stays in their name. You pay them a certain amount each month to cover their mortgage and a little bit of profit then you rent it out at a higher rate and that’s how you make a profit. So you can control a property you don't own. There are lenders, our commercial lenders, who will give you all the money you need to do those deals. It's not as much as the 25% deposit, but there might be five to £10,000. You could borrow that money and then you can pay it back from the cash flow from the property deal, so it must be a good deal.

Then there's vendor finance. This is where someone doesn't want to do an option, they just want to get the property sold. They sell it to you and they don't need all the money, so they lend you the deposit to buy it. Now, this needs to be done in the correct way so it's all legal and above board. Generally, you buy it with bridging, because a normal lender wouldn't want to do that. Once you've owned it for six or nine months and hopefully added value to the property, you then refinance it onto a normal mortgage and pay the money to the lender. These are just a few of the ways you can use creative financing to fund deals using none of your own money. Can you get a mortgage with no deposit?

100% mortgages

A 100% mortgage is a loan for the entire cost of the property you’re buying, meaning you don’t need to save up any deposit before you buy the house or flat.

While this may seem appealing, 100% mortgages are risky. If you do manage to secure one, they’re usually more expensive in the long run and come with h igher interest rates, h igher application fees, higher lending charges, as well as the same fees, interest charges and other costs that come with any other mortgage.

As at march 2019, the only type available is a guarantor or family mortgage.

Guarantor and family mortgages

If you have a relative or friend willing to help you get your house, they may agree to be named on your mortgage as a guarantor and will need to agree to make any repayments you miss.

This could be by either using their own home as security, where y our mortgage company would have a charge on your guarantor’s home and could reclaim money from them or even repossess their home if you fell too far behind on repaying your mortgage; or using their s avings as security.

In this instance, your guarantor puts a lump sum into a savings account held with the mortgage provider, which uses it as security. Your guarantor cannot withdraw the money until you’ve paid off a certain percentage of your mortgage. Learn more about family guarantor mortgages.

New-build developer loans

If a guarantor mortgage isn’t right for you, another option is to choose a new-build home. Property developers sometimes offer loans which are enough for a deposit when a new-build home they’ve built is bought.

With new-build developer loans, you’ll need to be able to afford your mortgage repayments and also be able to pay off the property developer’s loan as well.

Should you use a bank loan for your deposit?

Paying back a loan as well as your mortgage could also stretch your finances too far.

Other mortgage options

Right to buy mortgages

Another option is if you’ve lived in a council home for more than three years, you may be able to buy it at a discounted price.

The discount you’re given on your home could be as much as 70% depending on how long you’ve lived there: some lenders will let you use this discount as your deposit.

Joint mortgages

This option may work for couples looking to buy a home with little saved for a deposit. Buying a property with someone else means you can save between you. Your joint income will therefore be higher, meaning you could split the cost of paying your mortgage.

Alternatively, you could get a joint mortgage with a friend or relative who wants to help you get on the property ladder. Learn more about join mortgages.

First-time buyers

If you’re unable to use any of the above options and you’re a first-time buyer, there are several other types of mortgage available to help. These all require a deposit, but this is usually smaller than standard mortgages.

Help to buy

This scheme provides an equity loan that lets you borrow money for a deposit that’s interest-free for 5 years (up to 20% of the property’s value or 40% in london).

The buyer then puts down a further 5% deposit from their own money and gets a mortgage for the rest of the price.

Shared ownership

This option allows you to buy a percentage of a property, usually between 25% and 75%. The rest is owned by your local authority or a housing developer and you’ll pay rent on the percentage of the property they own, which means you would have a much smaller mortgage and only need to save for a small amount when it comes to your deposit. Tips to save for a deposit

Saving for a mortgage deposit is your first step towards buying your own home so it’s important to do everything you can.

Our first piece of advice is to put aside a regular amount every month, which is likely to work better than paying into a savings account because it reduces the temptation of spending the money.

Stick to a budget

Control your finances and work out the maximum you can save each month by carefully planning your spending.

Cut back on your spending

Save more towards a deposit by spending less on things like entertainment and try to find ways of reducing your bills on essentials like gas and electricity.

You could also cut your spending by reducing your rent payments. This could be possible if you’re able to m ove into a cheaper property, move back in with your family or move to l ive in a shared property with friends.

You’re broke, skint, have no money and feel like you’ve hit rock bottom. There’s no food in the fridge or cupboards. The kids need feeding. You’re hungry and haven’t eaten. What on earth do you do?

It’s a horrible, depressing situation.

Don’t cry

Please read this again and repeat the words.

While it won’t help you, you are not the only person this has happened to. Depressingly, this happens too often.

Running out of money and food is not something that only happens to people on benefits or any other stereotype.

Having a low income (or even a decent income, but the bills are wiping out everything), debt and even delays in wages mean people don’t have enough money to make it though.

What can you do if you run out of food?

It doesn’t matter how many others are going through this as you are the one dealing with this right now.

You may find yourself saying in your head, “I have no money what do I do?!”

It’s a situation they don’t teach you in school. There isn’t a “how to” programme on TV.

You may be scared and totally unsure what to do, but there are things you can do to help.

How much do you really have?

First, it’s worth seeing how much money you really have.

Is your bank at zero, or is there a few quid?

Do you have a savings pot you can raid?

How much change has dropped behind the back of the sofa?

Look around your home – how much is there?

You’ll likely find a few pounds. This isn’t as much as you may spend on a normal food shop, but 45p can buy you a 1kg bag of rice and 75p will get you a kilo bag of porridge oats.

While you may not think it’s the most appetising meal in the world, it may be very basic, it will feed you for less than £1 for a few days.

Stock check

Open up every cupboard, fridge and freezer and start making a list.

You may not use it every day. You may have been given it in a weird hamper and it’s gone untouched. It doesn’t matter.

If you have some food, any food, then you may be able to cook up a few different things.

Get out of your comfort zone

Your favourite meals may be a roast dinner or a spag bol, but you’re going to need to adapt and learn to be a bit inventive for a while.

Head to supercook. It’s like the google of recipes.

Add in every single ingredient you have – even if you think it’s a silly thing to cook with. The more things you add, the more recipes suggestions it’ll give you.

Supercook has over 600,000 recipes and will search for what you can make, based on what you’ve got left over.

Search for your ingredient and you’ll find loads of ideas to feed yourself.

Sell up or clear out

Do you have stuff that you don’t really need?

Video games, dvds, jewellery?

Forget ebay as it takes too long. Turn to facebook marketplace, gumtree and even a pawn shop.

You may not get fortunes, but you’ll get something to help buy some food.

Also, have you bought anything recently? If you still have the receipt (and the return’s policy is good), you could return the item and get your cash back.

Use up loyalty points

Dig your loyalty cards out and see how much you’ve got on them.

Sainsbury’s nectar points and boots advantage card points can be spent straight from the card. You may also have some unused tesco clubcard points so jump onto their site to see if you’ve got points to spend.

While sainsbury’s and tesco may be able to get you some food and loo roll, save the boots points for basic toothpaste, deodorant and shampoo.

Working? Ask for an advance

If you’re working, you may be able to get a small advance on your wages.

It will obviously leave you short the following payday, but it’s a much better option than a high interest loan.

Speak to your HR department and see if they can help.

Phone a friend

While your loose change may feed you for a day or so and you can use up the food in your cupboards for a few more days, it’s not going to be sustainable for too long.

Do you have a relative or friend who can help? Could they lend you some money to buy food, or have you round for dinner a couple of times?

It’s very easy for me to say, but I have to admit it’s not something we did. I felt embarrassed that we didn’t have enough money to look after our children and was ashamed to pipe up and ask for help from our nearest and dearest.

However, when we did end up telling, well, everyone about the troubles we were going through with money, our family were the first people stepping up to help out – without making us feel guilty or that we were a failure. They were supportive and loving.

It’s a big step to ask people you know for help but, if they can, they will try to help.

Get free food

There are a couple of options to get food for free.

Food bank

It may not be something you’ve heard of, or you may have never of thought of using one, but you can use a food bank.

A food bank is a charitable organisation who distribute food to people in need.

Anyone is able to use a food bank, regardless of whether you receive benefits, work part-time or work full time.

How do you use a food bank?

You’re not able to just show up but have to receive a referral.

The best thing is to find your nearest food bank. Trussell trust has the largest network with over 400 food banks in the UK.

There are also food banks run from churches, so you could try to call your nearest church and they could make a suggestion.

Ask them who they accept a referral form.

You will need to go and visit the referral agency and they will likely be:

Job centre

Health visitor

Make an emergency appointment and explain your situation.

They will provide you with a food bank voucher for a letter which you’re able to exchange for food.

You’ll usually get enough food to last around 3 days and you may also get some toiletries and cleaning products, depending on what they’ve been donated and what you need.

Believe it or not, people give away unwanted food for free.

It may have come from a restaurant, café, allotment or a normal family home, but instead of letting food go to waste, people are happily letting others have it at no cost.

It’s not got a massive user base in smaller towns, but if you live in a large town or city you may find a good haul.

Have you paid your bills?

Adding this to the end as a potential that may help.

This isn’t the best idea in the world as it will make the following months just as tight, and get you in debt. However, if you’re really struggling then it may be one of those things that really helps.

I’m not suggesting at all to not pay your priority bills, like rent/mortgage and council tax. If you don’t pay those then not eating will be the last of your worries as you may lose your home.

However, are there any other bills that you could avoid paying for a month?

Don’t just cancel and sweep it under the rug. Call them. Your gas, electricity and water providers will be able to make some suggestions and may be able to help you pay your bills are arrears over a longer period.

This may give you a little breathing room.

What you shouldn’t do

If you’ve got no money for food, don’t panic.

There are plenty of things you can do to change your situation immediately and put food on the table.

If at all possible, you do not need to turn to high interest payday loans or, worse still, a loan shark.

They will make your finances a whole lot worse and get you trapped in a bad debt cycle (not to mention that loan sharks are illegal).

Don’t do something that you’ll regret like try to steal food. Your family will want you at home with them, not sitting at a police station. Even in desperate times, you have other options.

Help for tomorrow

Hopefully, these ideas will help you eat today, tomorrow and for a good few days until you get money again.
